Description

This 3756sqft – 4126sqft modern house plan was designed around a central front courtyard. Guests enter through a gated tower, and proceed through the courtyard to the double-door entry. Upon entry, you’ll see a warm “parlor” sitting area with windows to the back and a two-way fireplace that’s shared with the adjacent greatroom.

This 4 bedroom house plan has a large greatroom with wetbar, and a separate game room/teen room. The dining room opens out to the central courtyard and outdoor bbq area with a sink and under-counter refrigerator. The kitchen is equipped with an over-sized island, built-in ovens, and 48″ refrigerator. The 16′ pocket door in the great room opens fully, giving the kitchen/living area an indoor-outdoor feel. Varied ceiling heights and 8ft interior doors add interest and an open feel.

A mudroom area at the garage entry is a great place for a bench and storage for coats, shoes and backpacks. The over-sized laundry room is bright and roomy. Split bedrooms offer privacy, and with four separate outdoor patio areas, there’s a space for everyone to relax or play.

Several optional extensions and exterior elevation choices allow for flexibility.

How to Order

Choose your plan set type: standard or preliminary. CAD files are also available – please request an estimate.
Choose the exterior style – Contemporary, Southwest Contemporary (flat/parapet roof) or Transitional.
Choose your exterior finish – siding or stucco. Both have cultured stone accents.
Choose front or side entry garage.
Would you like to add the optional exercise room i.l.o. tandem garage bay?
Would you like to add the game room extension?

Would you like to extend the master closet?

Place your order. 61custom will verify your option choices with you and produce your unique floorplan for review. Sign-off on your semi-custom floorplan, and 61custom will draft your customizedplans within approx. 14 business days. Plans are sent out to you via email and include a license to print as many copies as necessary to build one home.

License & Plan Options

LICENSE SUMMARY

With the purchase of one license, you can build the house plan one time, or change it and build it one time. You can print out as many copies as you need to in order to build the home one time. All plan sets, including preliminary/study sets, include a single-use license. Awesome, right? Most companies don’t include a license with a study set. Multi-use and unlimited use licenses are available for an additional fee. Contact us for more information.

HOUSE PLAN SET OPTIONS

This house plan is available in standard and preliminary plan sets. Preliminary (study) sets are available in pdf format. Standard sets are available in pdf and CAD file formats.

Standard plan sets include the floorplans, elevations, sections, roof and floor plans, foundation plan, electrical plan, cabinet elevations, and general notes. Preliminary plan sets include only the floorplans, elevations and roof layout sheets. Plans print to scale on 24×36 sheets.

DIGITAL FILES

Our house plans are delivered via email in digital format. PDF files can be easily shared with contractors and engineers, and can be forwarded to your local printer for copies (blueprints) printed to scale. CAD files are also available. The CAD layers file includes the floorplan, dimensions, and roof layers in dxf or dwg format. The standard set in CAD format includes the layers file along with CAD files of each sheet of the plans, including sections and elevations, in dwg or dxf format. When you purchase the standard set in CAD format, the PDF file is also included.

UPGRADES

The purchase price paid for a preliminary set of house plans can be credited toward the purchase of the standard set (pdf or CAD format) for the same plan within six months from the date of purchase. The purchase price paid for a pdf standard set can also be credited toward the purchase of the CAD format for the same plan within six months from the date of purchase.

A CAD layers file can be added on to a standard pdf set for a small fee. If you’ve purchased a preliminary set, you must first upgrade to a standard house plan set before adding on the CAD layers file. The layers file is included with standard plan sets purchased in CAD format.
